New Jersey is one of the most expensive states to live. So it likely comes as no surprise that six towns in the Garden State have ranked among the nation’s 100 most expensive ZIP codes for homebuying so far in 2025.
This is according to PropertyShark’s annual report, which compiled the list based on registered residential transactions — including condo, co-op, single-family and two-family sales — closed between Jan. 1 and Sept. 30. Only ZIP codes with a minimum of five residential transactions during that period were considered, and non-disclosure states were excluded.
Overall, PropertyShark found that 10 of the nation’s 100 most expensive ZIP codes had median listing prices above $5 million, or twice as many as in 2024. And the leading ZIP code in three states, including New Jersey, surpassed $4 million.
New Jersey’s most expensive ZIP codes
Alpine’s 07620 ZIP code was named the most expensive ZIP code in New Jersey and the 13th most expensive ZIP code on PropertyShark’s list. This Bergen County community has a record-high median sale price $4.35 million so far in 2025, marking the first time a ZIP code in the Garden State has surpassed $4 million.

Coming in second in New Jersey and 22nd overall, Deal’s 07723 — which has consistently competed with Alpine for the state’s priciest ZIP code — has a median sale price of $3.55 million.
The other New Jersey ZIP codes that made the list include Stone Harbor’s 08247 ($2.55 million); Short Hills’ 07078 ($2.415 million); Avalon’s 08202 ($2.36 million); and Allenhurst’s 07711 ($2.15 million).
The overall most expensive ZIP codes in the nation, according to PropertyShark, are Miami Beach, Florida (33109); Atherton, California (94027); Sagaponack, New York (11962); Newport Beach, California (92661); and Water Mill, New York (11976).
